I would be very interested. I currently Have a great electrician, tile guy, and drywall guy. I am willing to share because someone shared them with me. Hope people also help me out when I need it.

Same problem here. Im making a contractor list. I go through them as I need them and try them out. If they are bad I scratch them off the list.

Revitalization is at a crawl at best in Baltimore. Large areas of vacants and Baltimore City Govt. is the biggest slumlord. Baltimore City doesnt take care of there own property or nuisance areas and hinder investors. Public works workers are the worst. Tenant/Landlord laws are the worst in the state. Very Tenant friendly. There is a reason that the properties are cheap in Baltimore. 

1. High Crime

2. Baltimore City Govt.

3. Tax rate and Water Rates

You have to be tough in Baltimore. Get your deal with the price you pay and your customers tenants/buyers.

These are very effective ways of training tenants. It also depends on your customer base and neighborhood. Class C or worse neighborhoods its harder to weed out bad applicants and train tenants. 

Also be fine by Baltimore city 3 time for the project not started yet. 2 for weeds and grass in backyard which is completely concrete. Never mine the property across the alley backyards that are over grown with weed ant trees. And on $500 fine for failure to register a vacant property. Which I paid the registration for last year. I will see what happens on the appeals.

Currently on my 4th contractor with one property. This property was my residence. I will be moving back into it and possibly putting it up for sale or renting it in the next 7 months. This basement will be eventually dug out. I have another property that Im staying in that is 90% percent complete.  I plan to complete the property Im staying at and rent it and start a 3rd project which is a total rehab. The 3rd project will be the first basment dig out.

-Misinterpertation. Postage date on envelope. I do not except checks. I file by state law for failure to pay rent. 

Maryland: 1st file failure to pay rent. 2. File Warrant of Restiturion to evict. No notices needed.

@Account Closed please critic me. I have an orientation packet that explains what is expected if them that I read through with them and give them a copy with a mandatory 48hr. review period. 

 I mail rent invoices on the 23rd with a $25 discount for post dated rent by the 26th. If rent is postdated by the 5th it is not late. Rent not recieved by the 7th Failure to Pay Rent is filed to start the eviction process.

Post dates are used for further evidence for court and  to avoid grey areas.
