You just need to have a a natural conversation and explain who you are and what it is that you are doing. For whatever reason I see a lot of people on this website who think that people will be turned off when they tell them that they are a licensed agent. In practice the exact opposite is true. Be proud of your licensee status. It typically portrays to the person on the other end of the phone that you know what you are doing.

Thank you very much for your suggestion to have a natural conversation. I will really take that to heart. Sometimes we forget that the person on the other end is human just like we are. A friend told me to remember that "people talk to people and people understand." It helps to decrease the nervousness and fear that people will respond negatively.
As it relates to being proud of the licensee status, I sure am proud of it. I just want to make sure that I'm careful not to misrepresent on whose behalf I am calling. I don't want the potential client to think I am calling as a real estate agent working with the brokerage. I want to be clear that I am calling for myself and my company while disclosing that I am a licensed agent.
Again, I appreciate your input and hope to chat again at some time in the future. :-)

Hello all, I am new to real estate investing. I am happy to have been directed to Bigger Pockets and look forward to learning as much as I can from the wisdom of the members in this community. I first joined in November 2018 with the strategy of wholesaling to start. However, my ultimate goal is to build a portfolio of rental properties (buy and hold) for building generational wealth so that in 10 years, I can sit back and watch my legacy grow.
Background/Real Estate Journey:
My employment history includes working at Fannie Mae (the secondary mortgage market giant) for nearly 20 years (1987- 2006) as an administrative assistant, a call center representative in the Consumer Resource Center, and lastly as the technology manager in the call center. My last employer was UMUC (University of Maryland University College) for 10 years (2008 - 2018).
In October 2018, I was reintroduced to the real estate investing business through an ad on Facebook. I purchased the system and began setting up the foundation for my business. Although I did this, I knew I would delay giving the business a lot of attention as I was taking the last courses to finalize my degree for graduating in December 2018. I officially resigned from UMUC in April 2019 so that I could have flexible time to pursue financial freedom through real estate. While I work on achieving the goal of closing on a first deal, I am doing Lyft driving to cover my bills.
As of July 1, 2019, I am in the process of signing up with a real estate broker. The primary purpose is to have access to the MLS which is considered the best source for creating comps. Additionally, if the best solution for the homeowners turn out to be listing the property for sale in the traditional way versus at a discount, I can use my license to represent them and still get paid.
In the meantime, I will be asking questions in the group and I look forward to interacting with all of you and becoming a successful real estate investor.
