How public was the murder?   Is it all over the news?  Will the murder story be the first headline you find when you google the address?     If it's super public, you may find it harder to rent to, and probably a much harder time to find a buyer, but if it's a private matter..  no one really needs to know how/why the house went into foreclosure.    Hope this helps!

I'd check with the county or city ordinances, it probably states it there.. if you have a condo/apartment, it's definitely in the HOA bylaws.

@David Zheng, we've all been there.. I half-seriously joke that what I get in rent, I pay in stress.. so we all know the feeling!  If you just recently got a tenant in there, I've learned that the first month or two comes with the most hickups and stress... after all the kinks are worked out, it's smooth sailing!

 I suggest red wine, working out and comedy movies!

If it's a flip, definitely the first one.   I love how luxurious it looks.. second one IMO looks more functional but both are pretty and will be impressive to buyers!

I don't do any flipping, but  we're on our 4th full rehab of year, so if you need any help or recommendations, feel free to message me!    I'd like to think we've mastered the art of looking really nice and expensive, at a very cheap price :)    We mainly buy in Petersburg because the prices are so low, but if you're looking to flip, Richmond has some great opportunities!

If I had to guess, I'd guess around $70-80K, and it will probably take around 3-5 months.     I have a really great tile guy in Norfolk if you need any help with flooring.

You're just starting out, get a duplex or a triplex and househack to make sure you like it!   Sure, the numbers are appealing, and no doubt, money can be made.. however you need to crawl before you run.   Do you know how to fix plumbing issues, install new locks, install ceiling fans, stuff like that?     Depending on the condition, the multifamily housing unit you buy, will likely need at least $15-30K in improvements, just imagine that x16!    Start with something manageable, and realize you need access to A LOT of capital in order to do bigger stuff, work hard to establish good credit and do as much hands on stuff as you can now.

@Atwan Kwan, it sounds like they aren't happy, and want to move out, and it sounds like you want them out.    Why not just go have a nice conversation with them, and offer them cash for keys to end the lease?  Eviction sounds like a huge headache and the bugs issue... the tenants will leave, the bugs wont.. if it's a multifamily home, get a professional exterminator there ASAP so you don't have the bugs evading other areas.   I don't mess with bugs, you can get into a messy "whose responsibility is it" ..even if clearly on the lease, but ya know what.. the tenants don't give a crap about the damage a bug will do, that's your problem.. so kick the problem in the butt ASAP.   Hope this helps!

If it makes you feel any better, we had a similar situation, did a full gut job on a place, never even saw an ant... 1 month of a new tenant moving in.. magically baby cockroaches appeared... we hired Orkin that day, and it hasn't been an issue since... just deal with the bug problem ASAP!

I use Cozy.Co, it's a great fit for us and a selling point when it comes to tenants, as they can use their credit cards if they need to.   It's great to have everything online, the only downside is it takes a while to get rent (you can do express for $3 extra/unit).

An eviction/pay or quit seems a bit aggressive for something that is approved within your lease.   I'd let them know you know of the dog, and tell them that whomever's dog it is, is required to pay the $200 deposit, and additional pet rent.   If no one claims up to it, let them know that your lease states no unauthorized pets are allowed, and it is grounds for an eviction.     If they are all college students, it's likely  their parents are paying or at least co-signed, I'd make sure they got the letter too.
