@Caleb Hemsoth - why did you choose Memphis? I'd be interested in hearing your experience
I live in seattle and the average home here is 600k, which makes it extremely expensive to own an investment property. I'm looking for out of state properties to invest in the 50-100k range and have come across places like Detroit, Salt Lake City and Cape Coral Florida. Anyone have advice on what city performs the best? How did everyone go about selecting a location?

Thanks @Matt K. - i'll look into that a bit more.  Right now i'm looking at detroit since it's cheap but has potential.  The properties there are roughly 30k-50k, i just need a contact to help talk it through.

I heard you need more down on an investment property like 40% is that true? I already own a condo in seattle and looking to purchase a second property as investment in a cheaper area like Florida or Detroit
I use Trulia and Zillow
