Hi Jonathan! Thank you so much for your response. I have had a lawyer look at it, but I was still very nervous. Because I am taking the money upfront. As opposed to it sitting somewhere waiting for closing.

I am going to remain living in the home until mid 2025. The buyer would probably love it if I were to move out right away. I just do not want to have to move yet- just personal preference. Why do you say deal of the century?? What did you mean by that? I just got a little nervous again, lol.

Hello fellow BP peeps! I am considering selling a property and taking Ernest $ up front now- BUT It will not actually close until mid-2025.  Can anyone give me some worst case scenarios besides me owing the $ back if it does not close for some reason AND if there is a way to protect myself in the purchase agreement from any worst case scenarios….

There is no mortgage or realtors involved- only real estate attorneys. No contingencies involved. Houses on property will be torn down….(by the buyer). 

Any advice is sooooo appreciated :)

Hello – land is level, not swampy. I may have given off the wrong impression. It is solid land where I am currently living., lol. The house is located on the street where the sewer is. Elementary school less than one block away., lol.

Hi Julian – I do not know exactly what you are asking. Assuming the sewer is located at the street, I guess the house is about 50 feet from that.

I’m not sure what you mean by topographic level. And you asked if there is access to the back of the property?  are you asking if it is possible to drive to the very back of the property?  

The property right next to mine was purchased and they removed the mobile home and put a duplex on it. I would assume that is the most the land could be used for. 
I will have to do research on that middle market initiative, I guess. 
it’s just a headache, to be honest :)

98208. It’s a third of an acre and the houses on it need to be torn down and a septic tank removed and connected to city sewer.

I think you are probably right, Julian. Thank you for taking the time to send me this. I guess this will not be getting taken care of this week., lol…

I couldn’t find any numbers from the last 3 to 6 months because none of the lots near this house have sold that had houses on them that needed to be torn down… so it’s nearly impossible to find the exact same situation, but I will call a realtor this week and see if they will run some numbers for me.

Thank you so much Steve for your input extra! It’s basically just Property, the houses on there will be mowed down.  The same thing was done to the property right next to this one and they are the same size. I just added an extra 20K on because the other property was purchased a few years ago. The buyer wrote up a purchase and sale agreement, including of course the necessary Washington addendums (not sure what they are called) when purchasing and selling real estate. I had a real estate attorney look it over. In your opinion, will that be fine? Or would you still recommend that I hire a realtor?

Thank you Julien! I probably am a little off in my asking price… that’s okay though. It’s not worth me giving thousands away to a realtor. The buyer and I both are not using realtors.
