I have been investing upstate New York. I'm on Long Island so, like you, local was out of my price range.

I really like that. I think that I'm going to try that and speak to my answering machine so I can come home and listen to it again. (and hone it.)

Actually, I should specify that the increased reporting requirement would only be during the rehab period. When fully rented there are the standard monthly reporting requirement.

I am currently in contract for a multi family property in Jamestown NY. I am looking for a property manager that handles this area.

The PM company will be required to 1) oversee the rehab of the property and provide email reports 2-3 times a week (this is flexible) on the progress of the rehab, then 2) rent out and oversee the units. (2 1BR and 1 2BR) at market value.
