Purchase price: $165,000
Cash invested: $35,000

I saw this house come on the market in my area, just 1 street away from another property I own & I jumped on it the same day. They were asking 190K and I was able to get it for 165k!

Purchased my 2nd property (Reposession) after doing much research and realizing that I could potentially be making a good monthly profit. My family thought I was a little crazy wanting to purchase another property but I did anyways ;) and It was the best decision I could have made.

Have you ever tried out any of the paid seminars? They all seem to have their niche and this one seemed geared towards what I'm looking for but yeah the cost of the program is a lot for sure. I wasn't planning on joining at the moment, just wanted to get feedback. Thank you for yours!! :)

I would love to get your feedback. I often go to real estate seminars in my city of Montreal & the seminar usually lasts for 2 hours or so and they jam in as much information as possible & at the end of the seminar, they mention that they're having a 3 day seminar & try to get you to join for $1000 or $2000, etc...

I joined one this past weekend for the first time ever. It's Scott Mcgillivray's seminar (Very popular Canadian TV show host and real estate investor and company - keyspire owner) and so far I'm loving it and learning a lot. Tomorrow is the last day of the seminar but now they're trying to sell everyone on becoming a member, which is upwards of 15K. A lot of people seem to be showing interest in it & I'm sure Keyspire is going to get at least half of attendees to purchase the package deal.

What I want to know is if any of you have done these type of full on memberships with companies and spent 15K, 20K, 35K etc to be a part of networks like this and if you feel it's worked for you?

Hey Myles,

Welcome to BP! This site is extremely useful You'll read a lot of inspiring stories. I wish you the best of luck with your future investments. I would say, immerse yourself in everything real estate, from listening to pod casts, reading blogs, books, searching the net, etc. It's extremely helpful and motivating. Have you heard of the author David Bach? He has great books. A book that I would recommend to everyone is 'The Automatic Millionaire workbook'. It's not only based on real estate, it's more of a financial book for your future & how to become financially successful. I read the US version and I'm about to get started on the Canadian edition tonight! It was extremely insightful.

@Roy N. Hey Roy, We think along the same lines. I also make that that I would be willing to live there before I could ask someone else to do the same. I'm still relatively new to I may slightly change my view is I see down the line that all of the tenants are trashing the place regardless of how beautiful I make the house  lol.. but for now I love the feeling of knowing that all of my properties look perfect! :) Thanks for your feedback

@Christine O'Meara Thanks so much. I appreciate your insight :)) The property is a SF home. The tenants seem great so far & they're planning for staying 3 to 5 years. Who knows maybe even more seeing that the house looks gorgeous now :)
