@Seth Hobbs, I should add that this is where I work, I don't own the company.  The good thing is, if you find out that you are not getting the additional productivity you had hoped for, then you just end the assignment.  As long as you are paying $15/hr, we can employ these type of positions and make it very easy for you to get the help you need without the obligation of hiring.

Since we purchase tax foreclosures, we almost never have the privilege of an inspection.  One of the homes that we couldn't inspect resulted in an $8,000 septic system.  An inspection can be done in just a few days, but I'd rather spend $500 and delay two days than pay $8,000 because you took a chance.  Better safe than sorry.

I'm not sure I understand how it doubles your cash flow to build a garage?  Can you expand on this?

I might be able to help you with that.  What about putting her on through an employer of record service like my company so they become the employer during the assignment and run all payroll, give her benefit options, and take care of all other employment risks such as workers comp and liability ins?  And we process unemployment and cobra.  This way you can start her off slow and be able to concentrate on other tasks as well.  Call me at 888_627-3678, ext 452 if intetested.

I would differentiate mine from the others in the neighborhood by doing something special like offer to pay for a Uhaul for a day for the move, or free TV with a one year lease contract (TV's are cheap now, but you could make it a tablet, or whatever),  or offer a one day certificate to the spa to rub out those sore muscles after the move, restaurant gift certificate, whatever appeals to you.  Advertise these perks heavily.  All these items would cost under a couple hundred bucks but it's a write off AND it differentiates you from the pack.  Also, view the other rentals so you know how yours stacks up.  After they move in, bring a welcome card and a cheap bottle of wine, and you'll have them and their friends hooked on renting from you.
