By closing, do you mean literally closing the deal at the title office?  If so, you have a signed contract, they can't go back on that now.  If you don't mean literally, it is anyone's guess what they have in mind; you need to stick with the numbers.  The numbers will indicate what is the highest you should go.  Don't let your emotions get in the way and don't try to "win" a bidding war; go by the numbers and you can't go wrong, even if you lose the deal.  What you don't want is a property that doesn't cash flow.

@Robert Yousef Tax foreclosures do not show up on the MLS, have them check their county court house/auditor's office to find out where to find info on those. Sheriff's auctions also don't show up on MLS until after the auction, so that is another place to get foreclosures that aren't on the MLS.

@Olivier Gilles  I would not break the lease, I would add an Addendum to the lease that states that if their purchase goes through and closing is June 8th, you will make the prior lease end as of May 31st; but if the purchase does not go through, the end date remains at June 30.  That way you are covered either way, and you aren't breaking the original lease.

@Wen Chuang  I had an apartment once where they stated in the lease that the basement was not to be converted into any type of sleeping room due to the lack of proper fire escapes.  I don't know what your laws are there, but you should be legally covered if it is in your signed lease.  I assume he will have liability insurance as well.  What it comes down to is that unless he puts a deadbolt with key on the door, there is a chance someone would do that, so the only way to protect himself is to put it in the lease.  I would also put a clause regarding subletting but I would not specifically mention that room for fear of planting the idea in their head.

Call a credit bureau and ask them, they should be able to tell you.

Although that is a gender stereotype, it seems to be true!  My experience has been that most women are absolutely unnerved by the mere sight of a spider. Males don't particularly like spiders, but are usually not terrified of them. At home, I get "the yell" about once of month to "COME KILL THIS SPIDER!!!"  So in comes dad with a tissue paper to capture the offending arachnid. The daughters stand by at a safe distance as the grab is made.  Before flushing it down the toilet, I will sometimes hold the wad of tissue up and say, "does anyone want to see the ...." and before the sentence is finished there are screaming girls running from the scene!

Absolutely!  Your girls are very smart!   I am not quite sure why I am afraid of them, I don't know if it is because they shoot webs out their butts and can hang from them (which is kind of freaky, if you think about it) or because they crawl on you, or because of how fast they run and skitter.    I can't put my finger on the reason, but I am not a fan.  My husband knows that if there is one on the bedroom ceiling (which I check every night before I sleep), he won't get a wink of sleep until it is disposed of.    He also knows if it disappears, he better find it quick.  So, yes, I can relate to this tenant, but I can't say I ever thought to call my landlord.  That's probably because my husband gets bug spray before it would ever get to that point because he values his sleep.  ;-)

I don't know if they carry it where you are located or not, but "Seven" works very well.  I do not know about how safe it is for children, so do your own homework, but I know it works very well.
