My biggest concern when looking West of Stevens Pass is that you need to pay attention to where the train in running. I've stayed in rentals in Skyhomish and the passing trains are loud. That being said, there are nice areas along the river and there are some hiking trails.

East of Stevens you have lakes, rivers, and more trails. Leavenworth is touristy, but you don't feel that outside of Leavenworth. Properties East of Stevens tend to be more expensive.

This is generally not true for the typical bank foreclosure, but it can be true for certain types of foreclosures. The foreclosures where I've seen a redemption or buyback period are sheriff sales and maybe some tax lien sales (not sure I've seen the buyback tax lien situation in WA). For sheriff sales there can be a 6-12 month redemption period.

It's tough to say without knowing how clear the conversations are. If it is more like you can hear voices in the background, but not understand what is being said or is it you can clearly hear every word? If it is more faint background noise, I'd say most people will be okay with it. Also, is it furnished now? If not, furniture will help with the noise. 

In terms of the floor footfall noise, I'd say area rugs and hallway runners make a big difference and could help some with the conversation noise too in terms of absorbing sound. I'd try that before soundproofing. It doesn't need to be soundproof, but I wouldn't want to hear every conversation either. Also, I'm sure you want the privacy too.

I agree with Garrick. Ask FlyHomes to reassign you to another agent. We are headed into winter, so there is an opportunity to buy during the slow months.

TenantCloud and Cozy are both free solutions for managing the rental books and are probably easier to maintain compared to email. 

For maintenance, I use Keepe on-demand. Disclaimer: I work at Keepe. 

Since I work in the industry and am an investor as well, I tend to have a good handle on the available tech options.

We purchased a residential property in the area last year but not RCX zoning. In general, I think the neighborhood is on the rise due to proximity to downtown, I-5/Seattle access, etc. In terms of buying, the quality of the neighborhood varies quite a bit from one block to the next. Some areas are well taken care of and others need work.
