The law makes no sense but it appears not to have much teeth to it. A person would have to go to the AG to pursue a complaint. Seems pretty cumbersome. But, to your point, the govt is passing laws that will likely have a detrimental effect on renters.

hi, I used Cozy for a background check and they missed an eviction on a tenant that I am now evicting.

Interesting story. I am having problems with the tenant and reached out, through a connection, to the former landlord. I got in contact with the former landlord. He even gave me the Marshall's notice. I went back to Cozy and they owned up to it. But, really that was it. I don't think the judgment showed up either.

I used Cozy for a background check and they missed an eviction. I did use them for listing and found  it pretty good. Doubt I will be using them again.

Hi, I know the rule is if a person inherits a property there is a stepped up basis for capital gains purposes. Does the same rule apply to depreciation? The property in question is purely a rental and would stay that way. Would the person inheriting the property be able to start the depreciation clock over and at a current FMV for the property in question? Thanks

They said the tenant's address where the eviction occurred did not show up in their SSN search. But, the case did go to trial and has an index number, etc.
