Have you tried countering? They obviously know what you paid for the house since it's public record. Aren't you in the business to make money? I wouldn't even consider 10k less or even break even especially after you put money in and closing costs etc.. Unless your in a bind and need the cash

Either way she is loosing the house... If you can get it at auction (which you need money for) and your market is good.. You will pay all you gov fees etc.. 12-18k... Then you need to try to find someone to re-assign the deed to before you close.. Sounds tight but you may be able to squeeze some money out somewhere if your in a good market. You need to find out all the fees and back taxes etc on the place along with I treat owed on existing note etc...

College is not for everyone.. Having said that, you better have a plan in place for the min you leave campus and be ready to do whatever it takes to make it.
I made the leap and never looked back! But that's just me.. I had a plan and I executed it. Best of luck!
