I see several mentions of Clarksville's RE market being dependent on Fort Campbell and "deployments" and "the base closing down" as deterrents from investing in the Clarksville market. While it is true that Clarksville's RE market is heavily dependent on Fort Campbell, It offers more positive, than negative in my opinion. 

While there are bad apples in every bunch, for the most part, service members are generally more respectful of you and your property. They receive their housing allowance straight from the gov't and therefore generally pay on time and in full. The downfall to this is that the overall market rate for rentals is essentially capped at the rate of which DoD pays service members for housing here (most single family rentals are in the $800-$1200 range)

With this being an active duty base, deployments are going to happen; however, the vast majority of soldiers living in off post housing receive their housing allowance due to being married or with dependents, most of which remain in the area and paying rent while the service member is deployed. 

As far as the possibility of a base closure or significant reduction goes, whenever it's threatened, its almost immediately shut down. Aside from housing some of the most decorated units within the DoD, the base straddles the TN/KY state line, therefore providing a significant economic impact to both states. When the DoD threatened a major reduction in personnel from Fort Campbell last year, it was met with heavy resistance from all echelons of government representatives on both side of the border which effectively shut down DoD's consideration of a major reduction. Pending some major shake-up of the DoD, I frankly don't see a significant reduction happening anytime soon.

@Arsh Benipal Congrats on your offer getting accepted! Maybe in the future, consider spending some time determining if it's a good deal/doing your calculations before making offers :) just a technique.

You're going to hear a lot of wanna-be gurus and keyboard cowboys give you all sorts of advice, but before you act on it ask yourself, are they going to be standing next to you in court when you screw it up? 

If you want to know how to keep yourself out of trouble whilst wholesaling, invest a significant amount of time reading through the forums on here, and when you think you've read enough and you're ready to jump into it, stop and read some more. As you're reading, jot down all the questions that come to mind AND THEN go find an investor friendly attorney in your town. Bring your list of questions, pay their hourly rate, and get your questions answered by someone who understands the law and will keep you out of trouble. I promise you it's money well spent.

@Alfredo O. All depends on your situation! The quick nickel or the slow dime as my grandma used to say. Is your profit for doing a quick flip to another investor enough for you to walk away?

@Brandon Turner  definitely has some great insight and strategies towards RE investments, but at the end of the day, what makes sense for YOU? What is your investment strategy?

What are your goals with the property? Is it necessary to put $50k down? 

Can you get the cash flow you need with less of a down payment, leaving you cash for another property that may pop up?

The beautiful thing about real estate investing, is its all about what YOU want out of it.

@Ralph Corgain I second the vote for supercheapsigns. Very user friendly and great quality. Only issue id have with them is the numerous and very expensive "expedited" shipping options. Stick with standard ground shipping and after your proof is approved you should have your signs in under two weeks. Good luck

You DO know where to start my friend. You're here. Type "wholesaling" into the search bar above and get to reading. When you think you've read enough, sit back and listen to some podcasts, and then read some more. Chances are that any question you have about wholesaling has been asked and answered in the forums, often multiple times. Enjoy and good luck!

You could use your equity/cash reserves to acquire properties "subject to" . No bank approval necessary! Just a technique.
