Welcome @Jonathan Friedman! In my opinion South Florida is a solid market for fix and flipping...There's a lot of competition out there for deals, so the tough part is finding good deals where the numbers work, but that's not an insurmountable obstacle. Best of luck in your journey!

We've been delving into adwords since around February 2016, spending around $2,000 per month.

Adwords cost per lead (form and call-in combined) is around $150.00.  Cost per deal seems to be about $5,000 (we have done one major deal from adwords, but it was one of our largest).  It's hard to say cost per deal with specificity, but that is my best guess.  Conversion rate about 10%.

Of the 25-50 other adwords leads that have not resulted in deals, about 10% could be deals down the line.  Obviously, leads can take months if not years to pan out.  Keep in mind: the deal rate is dependent on your strategies.  We're working on some creative new strategies to convert more of the off-market leads.  The more tools in the tool belt the more deals you can close.

Also check out Bing paid searches.  Although less quantity, we have lower cost per click/conversion on Bing.
