@Marcio Sanchez there are a TON of wholesalers in the area, and the numbers keep increasing every day. Just go to one of the REIA meetings and you'll see that the vast majority of people there are either vendors or wholesalers. Every month there's a bunch of new wholesalers at the meetings, and there's a ton of mentors/programs pushing wholesaling.

@Steve Stein I'm open to lending throughout the state of Florida...For my own purchases and wholesale deals I'm currently sticking to the South Florida area (Miami-Dade, Broward, and Palm Beach counties).

@Sabrina Hill Wholesaling is in essence connecting a seller and a cash buyer, with the wholesaler obtaining some payment from the cash buyer for effectuating the transaction. Thinking about it in those terms, it boils down to finding sellers and you need to find buyers. Finding sellers might include direct-mail marketing, pay-per-click, SEO, Craig's List, MLS, neighborhood signs, cold calling, door knocking, networking, the list goes on. Finding buyers can be no cost if you network at your local REI and here on BP. You can also do some direct-mail, signs, etc. to find buyers.

Once you have a seller, at this point wholesaling in my estimation becomes very complex and as you suggested, having a mentor handhold the first couple deals could be extremely beneficial.

It's a bit beyond the scope of this post to talk about every topic for wholesaling, but I'm sure if you search BP for direct-mail, etc., and finding cash buyers, etc., there will be plentiful information on those topics!
