Perhaps the OP mentioned race to show he does not discriminate. But I know we aren’t allowed to describe people anymore. Probably shouldn’t mention their sex either. I wonder if it’s still ok to say I love my Brazilian tenants.

I didn’t know this. I bought one this year that was a probate property (owner died). But he died this year so it worked as it was supposed to. Now I know for the future. Sounds like his exemption was supposed to have been removed but wasn’t and it caught up to you. You should have signed an agreement at closing saying if the proration was wrong you agree to work it out between you but I see no way of forcing the heirs to comply. Perhaps the title company who did the closing can advise you further. So sorry! In my case I got a missed water bill attached to mine the heirs hadn’t paid. Technically I was stuck with it but I contacted them and they reimbursed me.

All my rentals are in Florida. You pay (in the year of purchase) what the previous owners would have paid. It adjusts the next tax year. If you have a mortgage/escrow payment they need to collect enough to cover for the following year’s increase when the valuation will adjust as well as the removal on the previous owners homestead exemption. If it becomes your primary residence you need to be sure to claim the homestead exemption and then the increase won’t be as much.

20 out of 20 paid. Folks know if they can’t pay I will waive my early lease termination fee and let them move without penalty. They know I’m looking to sell if renting isn’t working for me. If they make my life easy they can continue to rent from me and pay under market rates. If they make my life difficult I will sell.

I'm not a gray paint fan. I mostly use Navajo white. But I've tried it recently and everyone loves it. I actually liked it more than I thought I would. I don't think you can go wrong with Sherwin Williams color Repose Gray. Home Depot or Benjamin Moore can mix it for you as well. They have the formulas. Another very popular one is a BM color called Revere Pewter.

Tenant called to tell me someone had put a bag with a dead dog in his garbage can that had been set out by the road for pick up. Wanted to know of I could come get it. Ummm....no.

Tenant called to report a spider in her house could I send someone over to kill it? Umm...no.

Tenant requested I remove her master bedroom ceiling fan because she decided to buy a canopy bed and it won't fit because of the fan. Ok but she's paying for the removal and reinstallation cost.

Tenant requested I remodel the kitchen so she could buy a bigger refrigerator and the current spot was too small for it. No.

Tenants child broke ceiling fan in master bedroom. While it's being fixed she requests a ceiling fan be installed in child's bedroom. No because they are purposely not because children sometimes have bunk beds that interfere and children tend to break them. Suggested she buy a floor fan. She literally said she'd done that but the child broke it. Duh.
