I am in the process of purchasing a parcel of land that I will be able to build a triplex on in Tallahassee, Florida. While I normally focus on buy and hold with tenants in place, this will be my first attempt in doing real estate development. I am really trying to understand this process better and learn exactly on how much I don't really know about doing this. Any help on these topics and pointing me in the right direction would be very helpful. I would even be interested in speaking with developers in Tallahassee, Florida who might be looking to partner up with to build this potential triplex.

That is how I invest in Tallahassee, FL. Not only is it the state capital that have three universities within 15 to 20 minutes of each other with a combined enrollment of over 50K. You think they don't need rentals? I look to buy 3 bedrooms / 1 bath single family which are PERFECT for single mothers with one or two children who might be starting over. They stay for a few years and then move onto a better property for themselves, like owning their own house.
Investing in Albany, GA is part of my plan. My long term plan is to focus on HBCUs locations so I can do my dream goal of creating "HBCU Fraternity & Sorority Greek Rows" at HBCUs where I can build Multifamily and 50 to 300 unit apartments for the student body. Better still the apartments will be mixed use where we have retail locations on the first floor and the rest is student rental.

You just described Baltimore and Detroit, and people still buy there because the numbers are good. Plus being so close to Albany State University you'll always have people who will be going to school there unless it closes down. If you get a good property manager you can still cash flow which in the long run might be better than appreciation since the price of these places are so low. And if I am going to do the appreciation game I can wait a decade or two to see what happens in the environment of the city.

This is another person selling information and training that can easily be acquired for free.
I would not recommend paying for information.
This type of paid training (in my opinion) is for lazy people who want to be spoon fed and not just research it themselves.
Heck you can learn A LOT about this subject for free right here on BP or buy a couple of $10 books on amazon.
OR you could just watch the FREE VIDEO she placed up for people to see and understand what it is about. Wouldn't that be the BEST WAY to start with FREE KNOWLEDGE and build from there?
OR you, @John Underwood, could provide us with a link of all the free information you have placed up about tax deeds to help people. I am sure that would be more helpful than making comments about what someone else is doing to get information out.
