The nice thing about condos is comps are easy to find.  Check the selling price for other similar units in the complex, and there's your answer.

The answer is any and none.  Learning to properly wholesale, and more specifically, handle the paperwork, is the important thing - not the paperwork you use.

You might consider hiring an on-site mentor to get you started off properly and profitably.

You can find them from an on-site mentor.  The mentor will give you the contracts to use and teach you how to use them properly.

The big things about REO's are the following:

  • You can't assign
  • No contingencies
  • Cash only
  • Typically, $1,000 EMD minimum nonrefundable
  • Typically, short closing window - 21 days or less
  • Typically, the bank pays the commission (3%) and closing costs

Best way to get started is birddogging for the dominant wholesaler in your market.  

You will earn and learn.

Depends on your reason for buying the books.
I'm not big on buying books to learn how to do something.  I am good at buying books to learn about something.

I am a big believer on one-on-one training in the field.  Why?  Because over a decade ago, I hired a trainer who worked with me personally in the field to set me up as wholesaler.  I have made hundreds of thousands of dollars off that training.  What he taught me was not in any books.

"Subject to" is not as easy as just filling out a few forms nor is it as easy as reading an article.  You really need someone to teach it to you.  You can create some real problems for yourself and the current owner if you do it improperly.

Best way to start is participate in the Columbus REIA, and birddog for someone who is a seasoned pro.
