@Joe Impagliazzo, I also hate the Nest, which goes automatically on its eco setting while guests are asleep or outside at the pool, so they come in to a hot house.  At the next turnover, I will be replacing the Nest with a dumb thermostat.

Wow! That’s sure ugly.  I think a hedge of short evergreens might do.  Or one of those willow (or bamboo) privacy screens.

Welcome to BP, and specifically to the STR forum. I am excited to see how this does for you as a short term rental. AirBnb would be the place to keep it listed. With a cleaner, it can be fairly hands off, and you might find the cash flow is surprisingly high as compared with LTRs. Does it have a nice finish?

The area where I have my STRs in the Space Coast of central Florida is inundated with Ontario Canada license plates.  Obviously an observation vs hard data.  None of my guests have been Canadian.

I called each municipality in the MSA in which I wanted to invest.  Each municipality in my area of Florida has a different overlay (fee structure, safety issues, occupancy restrictions, parking rules etc) to the State law.

@Joshua Logan, take your time and work on building your credit and setting money aside for down payments.  AND, look for creative sellers.  I tell my older tired landlords how selling to me over time will help them on their taxes.  How?  If they are the bank for me, they only pay taxes on the part of their gain that they get in a year.  So it helps them to spread out their tax burden over 5 years.  I pay 6% interest only when I buy from tired landlords.  I have a title company draft up the sales agreement.

This way, I do not have closing costs, a credit pull, no origination fees, no agent commission in the middle.
