Hello everyone! A while back I posted on Bigger Pockets and took some time away to really figure out what my fiancee and I are looking for in our future in real estate. After weeks and months of discussions and figuring it all out, we purchased our first property in Frederick, MD! 

It is a 3 bed, 3.5 bath Townhouse that we will be converting into a 4 bed, 3.5 bath when we convert the basement into a rentable bedroom. I had two friends lined up to rent out the other rooms, and both have fallen through. I am now looking into how to find, screen, and draw contracts for renters I do not know. 

We are looking to rent room by room to increase the cash flow. Any suggestions on this is greatly appreciated! We are so excited about the small renovations that we are putting into this and getting two rooms onto the market. All responses and ideas are welcome :)

@Brian Wilson @Russell Brazil You guys are definitely right. Even with my short time in researching, SFHs is going to be our best bet, and looking to make the money when we buy is going to be crucial. I know I am a hands on learner, so if anyone in the area is going through a deal, I would love to get up close and personal as much as I can. My whole family and close circle either rents, lives at home, or does a conventional loan. I have little to no exposure to the market and I'm looking to gain insight, knowledge, and experience!

Hi Luis! My girlfriend and I just turned 24. Thoughts of Financial independence plays a big part in my quest for real estate success, but I’ve always had 2-3 sources of income since I’ve been in high school. I find having one stream to be lackluster at best, and I’m looking to finally creating passive income since everything I’ve had till now has been very active income. Day job, weekend job, freelancing spreadsheet design online, working on farms, making business cards/logos for companies. You name it.. but I love being busy and I love being rewarded for hard work. Real estate seems to be my nice step and my next challenge that I’m ready to tackle and it’s untreaded territory for me. What about you? Age? Passion? Plan? This is very fun to learn from everyone on similar yet different paths!

That’s what I’m seeing for the most part. We would be looking near mount airy as well so even more of a single family home place from what I’ve seen. Looking into ways I could separate a basement from our living space as a way to create income. Just weighing options for now. Thanks for the information though!

Hello bigger pockets!! My name is Logan and I’m a young guy looking around for my first house with my girlfriend and soon to be fiancée/wife. We are from Maryland, specifically Frederick, MD. We have recently come across the bigger pockets podcasts and needless to say... I’m hooked, intrigued, and eager. Just bought 4 of the books that are regularly mentioned on the podcast as guests’ favorites! We are focusing on house hacking so that we can jump start our investments and live for/close to free, but duplexes are hard to come by in our area and my partner does not want to share household amenities. Looking for different options around this, and time is on our side! We will be looking to settle in about a year to 14 months and would like to use the bigger pockets forums and community to help with our lack of investing experience. Thank you so much for any insight!!!! Can’t wait to get started.
