One thing I've heard of is for the owner to ask the tenants to take pictures of the whole house as a "virtual annual house inspection" instead of them coming and doing a walk through inspection, in order to comply with social distancing.
The problem I see with this is that the tenant doesn't necessarily want the landlord to see whats wrong with the house any more than the landlord wants me to see it.

Often when I'm talking with sellers and I ask to go look at the property, I get the "Well I don't want to bug the tenants or let them know I'm thinking of selling" objection.
What are some ways to work around this objection so I can go personally view the property?

I'm talking with an off market seller in Citrus heights who owns two duplexes on one street that he aims to sell by the end of the year. He doesn't have any major pain point pushing him to sell the properties at a deep discount, and he told me he's already turned down a bunch of lowball offers. The thing is, according to the owner the properties are zoned so that 2 more units could be built on them.
I've heard stories of guys like me missing out on potential deals like this one because of not knowing enough of what is possible with a particular property zoned a certain way.
I'm hoping there is a more experienced investor in the greater Sacramento area that can help me create a deal out of this property!

It seems like a lot of the recommendations for the wording to use on postcards and letters are strongly based around being able to offer cash and close fast.
Has any one experimented with listing some of the more creative solutions that are available to real estate investors?
Options like seller carry, joint venture, lease option..?

@Jeff Valentino Hey Jeff, did you ever experiment with owner occupied vs absentee? I'm currently sending direct mail to absentee's but when I go drive for dollars sometimes the worst house on the block will be owner occupied. So far I have decided to make an effort to reach these people but I'm curious what other people's experience is.

I'm working on writing up an offer to a guy who has 9 properties he wants to sell and I'm trying to figure out how long of a inspection period I should include on that many properties, and what amount I should offer for earnest money?

I also have no desire to rejoin the employee force. I havent had a "job" since 2016 yet I managed to get my first deal done in 2018. I networked with local investors, and friends and family to help me start a marketing campaign. Once you have hot leads, investors will give you time. Using my marketing campaign I was able to produce a lead that I took a local investor with me to meet with the owner, we got the property under contract, and my partner took the reins from there and did all the work and I made 20k. That money/deal has fed my marketing campaign, and gave me some street cred in dealing with more investors. Now I'm currently working with another partner who has 100k liquid and were looking for another flip.
Where theres a will theres a way.
It's not to surprising theres some negativity on here as bigger pockets keeps growing theres bound to be some turds. Don't worry, those people will be gone in no time.
