Amy, exciting stuff. Yeah, prices here have increased rather dramatically over the past 3 years. One thing to remember is that you can use 75% of rents in a 2-4 unit to qualify for the mortgage which would bring up what you are able to qualify for. With that being said, I don't think you would be able to qualify without a cosigner.

I know of a few pretty cheap apartment buildings in SLC where you could probably come pretty close to breaking even after renting out individual rooms. Just so you know, STRs are banned in SLC, (but it still goes on because of a few reasons).

Quick tip:

Provo and SLC are pretty far apart looking at mileage. While traffic isn't that bad definitely something to consider (coming from a native Californian). Places like Draper or Lehi are great middle ground if you want to be closer to the city, but working in the Provo area. Orem/Vineyard are awesome areas for young people as well.

I am facing the same dilemma right now. I have a couple of duplexes that have skyrocketed in value. My guiding principal is that we still have a housing shortage here. We are short approximately 50k units, which is significant when you look at it by percentage of state population. Because of this shortage rents are increasing very rapidly which is great for those who have units to rent but bad for those in the renter pool (bigger pool now that a lot of people have been priced out).


On the flip side, these uncertain times have given buyers more power in negotiations. For example, my client recently got a house under contract and closed for less than appraised value and was able to get seller help with closing costs. He is house hacking the property and cash flowing day one.

At the end of the day real estate is personal and you should take action that feels safe while getting you closer to your goals.

There are some good things said in this thread. I would go back to the seller first and ask for compensation. However, not sure if you will have a case due to caveat emptor as state. Contact an attorney after going to sellers.

Side note. I will always pay for a sewer scope when buying. Can save you from buying a deal like this OR be a great negotiation tactic.


Although this is a bad situation, congrats on the house hack.

Just helped one of my clients house hack in SLC. He is cash flowing while living in the property. These deals are harder to come by but rents are growing aggressively here.

Big congrats! Many more to come! I would be happy to take a look at your listing and give you feedback on photos, description, etc. 

If you are familiar with FB ads, I would recommend running those to get more eyeballs on the property (also a chance to double end). There are services that will run social ads for you as well if you aren't familiar.


I would also consider sending a mailer to the immediate area surrounding your listing. Often people want their family and friends to live nearby so they will share.

Do remember that two weeks isn't a long time and that our commission is meant to give us the funds to help market the property so don't be afraid to spend some money.
