Newer to the game here.  Looking at a 6 unit 4300 sf house turned multifamily in Springfield MO 'D' neighborhood...  occupied cash flowing and seller is open to financing it. What kind of terms should we expect with this size property?  Also- he doesn't want to deal with re agent but is ok with a buyer's agent. Feeling our way thru this one... would love any insight and/or words of wisdom. Thanks!!

New investor. Have 2 doors (Milwaukee and Clarksville). Clarksville is hot and I'm wondering how best to find the next place that was Clarksville say 2 years ago...where I can get in while it's still a relatively untapped market. I've been looking at growth rates, etc of towns but am wondering if there's a trick to discovering that next hot market (besides foreseeing the future). Any tried and true methods? Good websites to visit? Other search criteria I'm missing? Market recommendations? Kindly talk to me like I'm a 3rd grader cuz that's about how I feel at this point in our REI career. ;) Many thanks!! Jill Sierra (wife to Lon)
