My total bid was ~48k for all costs. I have it under contract, and now id like to find a hard money kender to help me fix it up.

The location is 4600+ sqft, 8 bedroom, 4 bath.

It looks like 4 units. Average rent in the area is 800 to 1200 per unit of this size.

The area is pretty decent.

Im looking to buy in baltimore. Ive got incredible cash flow, but bad credit, so Im looking for owner financing.

Price range is up to 75k per SFH, up to 200k per MFU, up to 400k for multi units.

10% Down, financing terms based on unit, tenant occupied units will be assessed first per batch. Deposit cash in Escrow on contract signing, 1% earnest money on contract signing.

Viewings of properties will need to occur on thursday, friday, saturday. All day availability.

Can you, or will you work with people with bad credit? Im plan to maintain a 20% of properties value in cash reserves + 8% of property value for repairs. I plan to buy and hold, all my properties are screened by agents prior to purchase, and all of them are always tenant occupied at time of purchase. 

I can send you an NDA and a list of current properties I plan to purchase to have an idea of my portfolio quality.

Title says it all, Ive got bad credit, but great cash flow, I dont mind fees, insurances, etc, and I dont mind points, as long as the answer is that golden goose yes. 

As for paperwork, I keep updated copies of bank statements, W-2s, projections, actuals, business plans, you name it, and I keep it in physical copy on me at all times, and digital copy as well.

@Bill Hamilton I added you and gave you my direct dial.

I know that if I can be added to people's credit cards as an authorized user that I would have a substantial increase in my score.

Id pay a pretty premiums (at least 20%) for something like that, especially if they had 10+ years of perfect payments on it. It would immediately give me like 150+ points according to a lot of people. That would put me in the money.
