We made an offer on a home that was to be an investment property. 

After the home inspection, we opted to cancel escrow and requested our EMD back. The seller's refused and placed the funds in the hands of the court in an Interpleader account. Ended up hiring an attorney to demand the release of the funds. By the time it was all over, the court fees, attorney fees ate up the entire EMD and then some --- this seller never intended to sell the house. They collect EMD from multiple potential buyers - then transferred the EMD into an interpleader accounts in hopes of absconding with all the EMD.

This was a nightmare!!!

What's my 2025 real estate investing goals?
On the investment side, student housing is my passion so adding a few doors to my portfolio in a college community would be ideal.
For my personal residence, I would love to add a two-three car garage to my home. The prior owner converted the garage into a 2b/1ba private suite (so now I have a 6bed 4bath home - but no garage) a garage is important to add value to the home.

I'm looking at entering the AirBNB side or real estate. I was told I need to get a good understanding of these subjects:  1) Taxes, 2) Legal issues in ABNB, 3) Negotiations, 4) Short Term Rentals & 5) Tenant/Rental Agreements. Any suggestion on where to start getting information on this subject?
