I'm guessing you use the HELOC for the down payment and closing costs and then pay it back using cash flow?

I agree, I have looked into a Turnkey operation in Jacksonville which sounded appealing initially. However, after all expenses including property management, returns were only aroind 4 percent- I am looking for more cash flow. I have heard that Memphis has some Turnkey companies, anyone have recommendations?

Wow, interesting. I guess the are single family homes. B or C? Do you invest do you invest for rentIng or flip? If renting, do you self manage? How do you see the growth potential for the area?
