@Scott Elkins @Teri S. could comment better on GJ and she pointed out to me that the BLM headquarters are slated to moving out to Grand Junction though I’m not sure the time-frame for when that move will happen / finish

Trulia & Zillow are usually pretty reliable and offer immediate or daily email updates and at least Trulia (maybe Zillow too) can also do notifications so you get immediate info on your phone instead of having to keep checking your email.

But in a market where things are going UC in 2 hours I’m not sure any of the online services are going to be real-time enough...

Thanks for the additional info @Scott Elkins I've connected with @Teri Feeney Styers since I'd noticed she was organizing that meetup, but I won't be able to make it since I'm not physically in the area :(

I don't have a ton of capital at the moment so I'm debating between using most of that capital for a long-term buy-and-hold vs trying to find a BRRRR.

The long-term buy-and-hold would be attractive to have some cash flow, but I'm leaning more toward wanting to work to find a BRRRR deal so I could try to have the cash flow plus the option to pull some or all of the initial capital out to put toward another deal.

Any thoughts on whether it's better for someone to have their first deal be something "easier" like a cash-flow-producing LTR vs going for the BRRRR ?

My domestic partner grew up in Montrose and her mother still lives there so we visit at least a couple of times per year.

I'm new to BP and REI and wanted to introduce myself to start making connections and building relationships. I'm a 9-5 working professional who lived in the Front Range for about 6 years before moving into a recreational vehicle (6-12-18 month plan). I was able to do a house-hack before I really knew anything about REI and can't wait to put together my first deal with REI in mind (vs buying a place since rents were so close to mortgage rates).

Specifically I'd love to work on finding and putting together a BRRR, flip, or LTR in the Western Slope (Grand Junction, Montrose, Ridgeway, Fruita?), or Boise, ID.

Of course I'd appreciate any tips, guidance, etc, and I'll be posting more as I try to build my network and take more of the concrete steps of getting to know those housing markets (prices, neighborhood diffs, etc) and starting to analyze potential deals as practice for when I have (or am part of) a team to work with.

If you haven't already looked at it, the Tiny Home Cabins for rent at WeeCasa in Lyons might be a good validation of the concept / idea. They have an on-site venue for weddings, so the tiny homes they have serve as a good hotel replacement for wedding attendees and I'm sure they stay pretty booked at least during the summer:

I also think the Western Slope (especially Ridgeway) might be a pretty good spot for something like this, either the same setup (weddings / tiny homes) or something similar, the only sticking point might be having enough nearby activities. Though you could probably command a pretty good premium during ski season and Telluride festival season especially if you could provide shuttle service to/from Telluride.

Maybe there are some areas just on the outskirts of Boise that I can investigate...
