This is so true, thinking five moves ahead of everyone else and spoting trends will pay in big ways.

Happy Friday, BiggerPockets,

I hope everyone is having a great Friday. I am planning, but I want to start networking with local Arizona investors to see what investment strategies are working in Arizona, knowing each market is different. I am looking to move out of the state of Wisconsin within the next year and move to Arizona, but I have not decided on which part yet. 

Any insights into local markets are welcome, along with any connections would be great.

Completely agree with your statement that tenants, excellent or bad, will post reviews. As investors, we are running a business and can't keep everyone happy. But as you mentioned seeing how a PMC responds to negative reviews can show a lot about that company. 

@Drew Sygit, yes, many companies are buying positive reviews, but someone with attention to detail will see that, along with seeing a mix of both positive and negative. No company is perfect, and if you know a company with all five stars, that should be a sign to ask additional questions. 

AS pointed out, there are a lot of factors that go into finding a great PMC. 

Alot of great advice already, I also would add that you read their Google reviews and see what tenants are saying about that company. To me, if the tenants are happy that they want to stay longer at the property because the property management is meeting their needs.

For me, I am looking to have the mortgage covered. Then as pointed out, I am investing what I would be paying in rent for the unit I live in into my LLC checking account to start saving for the following property. Every quarter I also invest in the property I live in, such as new carpets, gutters, etc., to continue increasing the property tax.

I agree with Nathan, as I was looking for a property management company to help me. I noticed they don't spend much time with you until you become a client. 

Some things that helped me out were reading reviews and seeing what their tenants were saying about them; this is a good indicator in my eyes of how they will be as a partner. 

Also, I reached out to other investors in my market and asked for their input, who they liked and did not like, and WHY they were saying these things, such as how quickly they respond and how their systems are on their tenants.


As in any business relationship, you have to find a win-win, what is in it for them (outside of possible money) and what is in it for you (mentorship).
