Hello,

I have not seen any recent posts on Home Union.  Wondering if anyone has any experience with them recently (since they were acquired by Mynd).

I am a pretty passive/turnkey investor right now due to my day job and wondering if these guys are worth exploring.

I have just the guy.  Britt Thompson at Rehabllc.net.

He does a lot of apartment rehabs - but if you have a good project you won't get better work.

Looking for a GC who can do foundation repair or fix a slab on a one story house. I am considering a SFR with a significant slab issue. I don't have a GC in the area to help me. Thanks Dutch

CGL should be at least 1 million in my opinion.

I agree with Dan that the tenants understand they have to pay.  

It has gotten much easier over the years - being able to do it online now is great but when you are doing 5 a month it gets tedious especially when they are all under your SSN.  

Time is money and I am working a full time job.  So getting the property manager trained to do it is the way to go.

it is a total pain.  every year I have to set up a new "business" to pay the tax.  then each month I go online and pay the tax 2% of the rent and then I have to file an individual tax return for each month.  If you can get your property manager to do it as part of the fees i would do that. 

Use it as a tool to negotiate - if they want 10% tell them fine - they have to do the taxes - if not - then 8% is what I would pay them.

Alex - my construction company is located in Arlington.  I am from up there and invest north of seattle and arizona - Orange County is too pricey.

I had to evict a tenant about two years ago. Pretty easy really. That was my test for my current property manager. He had her out in about a month.
