Hi BP community,
I am pretty new to running a rental property. I recently took over managing a property for family in the San Francisco. I was discussing rent and property situation with my tenants, and they got pretty heated and threaten me with legal jargons. I am pretty ignorant of the laws and wondering how should I approach this issue going forward.

Thanks for all the help everyone. I was able to find some statistical data on this website. https://www.renthop.com/study/national/seasonality...
But they don't have data on San Francisco.
If SF is like New York, things are slow from Dec to March.
I did have some applicants with my price, but they don't satisfy the background check or income requirement.

I been looking for tenants throughout Jan till now. Another homeowner was telling me to be a bit patient and not drop price yet because these months are very slow. He said the best months to rent out is March to May.
What do you guys think?
Do anyone have monthly statistic data for renting properties in Bay Area?

I am pretty new to owning properties. Currently, I am trying to rent out my Triplex. I hired a property management company to help me find tenants. They seem to be doing an ok job so far and found some leads and potential tenants. My family thinks that they are not fast enough and said I should hire multiple companies. I wonder if that is a good idea or even proper behavior in this industry. What do you guys think?
