Hi Haidee

Allow me to introduce myself. My name is Robert Edwards and I own LPG SPAIN, a property portal in Spain. Regarding your comments about rentals in Spain, demand is very high in the popular coastal resorts such as Marbella, Nerja, Malaga, Alicante, Almeria, Valencia, Barcelona, and as such can provide a good ROI. Property prices are beginning to rise here in Spain but there is still a glut of unsold property and 'snips' are available, if you search them out. So you shouldn't wtite off Spain so quickly.

Hi Colin

Over the many years in real estate in Spain, I have successfully concluded various sales to buyers, over the phone and by email, without the client coming to view the property prior to finalising their purchase. I have also done this various times on new-build projects. So I agree with you, it depends entirely on the trust of the person on the ground.

Thanks for your question.

I have lived in Spain longer than I care to think! But in reality, I have been involved in real estate in Spain for over 30 years, during which I have seen various property cycles. Each one has been for different reasons. Each recovery has also varied, as indeed will this one. Much of the Spanish coastline together with the big cities are already well developed. Building laws and regulations have also been tightened. So, boom days of the 80's or late 90's cannot really repeat themsleves.

Today, I believe that the growth in the Spanish market will be more gradual and sustained, which hopefully in the long run, won't lead to another property depression as we've seen in the last 7 years. 

Property prices have now, more or less, stabilsed allthough they are still dropping in some inland areas. Whilst on the coast and in tourist areas, prices are now going up. So if you had to choose when to invest in the last 10 years, this year and next year, would my choice.

Hi Linda

Nice to hear from you! Well, Fuengirola has grown a little since then... Perhaps it's better that you remember the town as it was. But then again, nearly all of the Costa del Sol has obviously changed a lot. That's why Nerja is still a lovely place as there has been a limit since the seventies on building height - the maxiumin is 3 storeys. And the Feria de Malaga, yes it's a great week of festivities!

I agree with some of your views above, however, I have lived and worked in Spain since 1974, 30 years of that in real estate, so I think I can see it from both sides i.e. as an English ex-pat settling in a foreign country and from the Spanish point of view as well. The Spaniards do indeed buy their homes, in fact, many have second homes as well on the coast. But here's a fact for you... over 1M homes are owned in Spain by the British, then there's the Germans, the French, the Swedes, the Dutch and a long etcetera, so they can't all be wrong!

Yes indeed. Many foreigners, in particular, the British, Germans and Scandanavians, buy property in Spain, many of which then decide to rent them out. However, you have to be careful here. Spain is divided into autonomous regions, bit like your states in the US. Each region has its own set of rules with regard to privately owned rental properties. In some areas, you can rent out freely, whilst in others, you need a license from the tourist board. All the best
