I heard we can sign a release liability to all the independent contractors, will that give some sort of protection to the owner?

I am flipping the property. I would like to have some protection to myself and the contractors, they are independent contractors.

I have them to sign independent contractor contracts. and I am offering material and they bring their own tools.

Due to they don't have insurance, anyway I can buy and offer the worker comp insurace to them? would that be any potential issues?

The staging company I am using for my first flip dont have insurance. and on the contract it states if anything stolen, I will have to pay for them.

My questions is any insurance company will cover the staging furnitures? as those are very expensive, i heard the last time, this company charged a customer $2000 for just missing couple of small items.

Thanks all, I have had a painter to came over today and he told me the main house's roof is only 10 years old, and it's still in good condition, however I need to replace the garage roof.

About the outside paint, it's in fairly good condition, but it's yellow with red entrance concrete floor. Do you think Yellow color is ok? I personally don't like yellow on the outside wall.
I wish I can post pictures here. It's my first flip, I would like to have a post on it.

The property was painted 4-5 years ago, and still in fairly good condition, do you think doing some touch up and repainting the window trims would be better than repaining the whole property?

Also what color to paint if roof is this shingle?

I also wonder if new roof is needed or not if the roof is 15 years old, and seeing it's aging on the edge of the roof.

alright, got a question for you. lately my friend asked what happened if he received credit from his conventional lender at closing and he resell the property in 4 months?

He got $4560 from his lender at closing, if he sold the property in 4 months, the lender will loss big.

I even see people buying primary home for flip in less than a year. Not sure how the lender can go after you if you come up with a good reason to sell, unless it's HomePath properties which require you to pay them $10k if you sell in less than a year.

Have anyone ever done that before? using conventional finance a flip? I believe it is legal due to I see no where to restrict you not to sell within 3 months after closing.
