Hello everyone - I am trying to find out if there is a group or site anyone might know of where investors who have purchased tax liens/deeds wants to sell them? What I mean is that they invested for the return but now have a matured lien/deed that they do not want to foreclose and take over a property on....
We had an individual approach us regarding a note he had and it fit our non profit segment so we purchased this, paid him a little more than what he was originally going to get as an investment and will be using this for a family in need with seller financing.
We would like to do more of these types of deals but aren't really sure where to go - who to talk with....
Thoughts or suggestions on this???

End of the year pick up in business made me realize that we should talk!
Since we are active in BiggerPockets and the last quarter is now upon us, I thought we should reach out for a few important reasons. I am writing this post in hopes that we can connect more personally for business with our fellow BP's in the Charlotte area.
FIRST. Our Non Profit for affordable housing, along with our LLC for real estate, is starting to see much more activity with our Asset Manager contacts and other investors looking to reduce their inventory and we are looking for a way to capitalize on this! We are currently negotiating properties to be donated to our Non Profit as well…
SECOND. I have a local list of experienced investors that pay private lenders like you up to 10 percent for secured real estate loans to buy, renovate and sell distressed properties. I am not a mortgage or real estate broker so I’m not trying to get fees by getting in the middle. We just like to share our resources when someone asks and only if you prefer…
THIRD. I’d like to close more deals and know a conversation between us could be good. I would enjoy connecting with you, at no cost or obligation, to discuss your addition to our limited list of investment partners so you can check out and maybe loan on our deals. We are only looking for 2-3 additional lending partners right now so if you are interested, please contact us as this will be the last posting for private lenders to add to our business contacts this year.

Wow - I wish I had seen this post...
We are closing in a week and they have taken so much of our time, we had to extend our closing and now they are talking about backing out! I would be extremely cautious if you are working with these guys - I will say that we worked through an independent broker but our experience has not been good. This not only has hurt our relationship with our broker but also with our agent, the closing attorney and HUD. Being that my husband and I are both from military families, I am disappointed to hear that this company is being run by a fellow serviceman.
When working with ANYONE - please get everything in writing and get recommendations!
Anyone in the Charlotte/Rock Hill area that is a private lender, we would prefer to speak with you so we have someone we can meet face to face!
