@Sam German wow, thanks.  Well, reach out anytime.  I found the BP episode with Lucas Hall particularly helpful in regards to tenant screening and management.  He worked for cozy before it became apartments .com and that episode's lessons have always stuck with me.

According to the help page currently on Cozy that explains the application process, screening reports are not required when a prospective tenant applies. But this page is clearly outdated because it references Experian instead of TransUnion. 

In Massachusetts charging an applicant for a screening report is illegal so I clearly will need to change platforms, at least for the application process, if screening reports paid for by the applicant become a requirement. 

So several questions:

1- Will Cozy allow me to add a tenant who has not gone through the application process?
2- Is Cozy going to require screening reports for all applicants? 
3- If so, is Cozy going to require the applicant to pay for those screening reports?

@Lucas Hall would be best to start with cozy or apartments. com? Just bought a triplex and need to get my current and future tenants on a system. I was playing around with apartments. com and noticed there wasn’t an option for a triplex setup like cozy has. Anyone know how to set up multi family on apartments.com? Thanks

Good evening @Lucas Hall. Thanks for your response.  Do you think I should start with another Property management app provider until apartments.com creates the maintenance request feature?  

@Lucas Hall glad to read apartments.com is building out the maintenance request feature.  I hope it becomes available sooner rather than later.  After closing on a property last week, in my intro letter to my tenants, I directed them to sign up for a cozy.co account. I had reviewed a decent amount of property management app services, and determined cozy to be the best. I was shocked when I went to sign-up, and was directed to go on apartments.com. No where on the cozy.co site did it mention this.  I signed up anyway, and managed to get most of my tenants to as well. However, they notified me there was no maintenance request option. Which is the 2nd biggest reason I decided to go with cozy over others.  
Would you happen to have a timeframe for the roll over?

I recently created a Cozy account and I’m being directed to apartments.com where the maintenance request functionality is not available.

Are you able to share the timing of integrating maintenance requests to apartments.com?
