@Kiersten Vogt

I think it’s a nationwide thing that the Seller is supposed to transfer the security deposit to you through escrow at closing. He’s able to leverage a separate recourse to recoup unpaid/lost rents from the tenants.

@Martin Grizzanti

I'm wowed about the numbers. That's about 48% COCR. That's so fantastic!! We should discuss further about this if you don't mind.

@Martin Grizzanti

That's quite interesting, that you'd invest in the so called warzones. Just curious, what does the COCR look like in those areas, do you self-manage, and what's the quality of tenants you usually put inside your units?

@Matt Palmisano

I appreciate the willingness to help, Matt. Like what does the COCR look like for the typical class B in the areas you're investing?

@John Boychuk Thanks a lot for the wonderful insights. I think I would first test the waters with class c types out there. I would absolutely let you know if I'd need a PM.

@John Boychuk

Since I just started looking in the Rochester area, I thought it would be a good idea to ask for decent areas of the city that I can consider looking for deals.

Hi fellow BPians, does anyone have some useful information regarding investing buy and hold, finding a great broker, and nice areas  in Rochester, NY.  It appears like an affordable market. I would absolutely appreciate some help.

@Preetinder Singh

I’m not sure how much time you’d have but I do not have a lot of time. So I went the online classes route. I think it’s longer but so far one is able to study independently, it’s pretty nice.
