I think it’s a nationwide thing that the Seller is supposed to transfer the security deposit to you through escrow at closing. He’s able to leverage a separate recourse to recoup unpaid/lost rents from the tenants.

That's quite interesting, that you'd invest in the so called warzones. Just curious, what does the COCR look like in those areas, do you self-manage, and what's the quality of tenants you usually put inside your units?

I’m not sure how much time you’d have but I do not have a lot of time. So I went the online classes route. I think it’s longer but so far one is able to study independently, it’s pretty nice.
