****, I wish too . I would look on the outskirts of LA, I had a homie of mine who got a 5 bedroom house in Bakersfield, CA for 280K. Lots of folks who are tired of dealing with LA bs are moving out there.

What area are you in? That's what the forum is all about, helping each other and asking questions so you're in the right place. Shiiit, I'd like to know that too. You're always constantly learning in this industry. Asking for a mentor is pretty hard, time is money in real estate. What's the value exchange, what can you offer them that they are willing to mentor you. Are you willing to pay for a mentor? What's stopping you from contacting a broker and letting them help you out?

What are your goals with the multifamily property? What are you looking to purchase a duplex? 6 apartment unit? Have you spoken with a lender? Are you going to go alone on this or partner up? Depends if you're going to manage the property on your own or going to pay a property manager to manage it for you since you're wanting to look out of state. Need to look at the demographics of the area, what are you willing to provide for your tenants to get the best living situation, how to keep them happy so they stay renting with you. Several landlords I've seen do some pinche mickey mouse repairs and their tenants aren't happy. Stuff to consider before diving in to becoming a landlord. I want to see you success, but a lot of investors dive in buying property and then get slapped with the issues/ headaches/ unexpected expenses that come with it. Talk with someone who has done it first hand, if you'd like I can do my best to connect with you with a friend and his dad who are have success out in real estate investing in Bakersfield, CA.

I would have told myself F#%K college from the beginning, waste of time. Find a mentor, read a lot of business/ real estate books, network more. College wasted my damn time lol. I could have played so many death metal shows, save money to invest in real estate and get tatted tf up lol instead of wasting $400 on a single chemistry book for a semester and studying useless stuff. Nothing really beats real estate and it's fun!
