Each city portal, many of them give you excellent information on events and projects.

We hold meetings in Miami,

I'm looking to connect with people who are interested in multifamily 30 units+ to create a mastermind. The purpose of the group is to connect with like-minded individuals who can help move each other forward faster.

The same goal we start at "moving",  every body is stuck in the analysis-paralysis and they never start.  This is the only way, join a like-minded group that don't sell trainings & magic strategies, etc.  Just experience, smart work and do it over and over.

Miami is a challenge we use ES Quantum Property Management they are Local. Ask for Roxana 786-966-9364.

The difference they made for us they do construction-rehab like FLips so they have a great handyman crew. They are fast and have great quality service.

 I agree "The first 3 rules of real estate investing are…” Location, location and location “.  Today in Miami you rent a unit in a day. We don't have enough inventory.  I will be more concerned about the repairs and quality you will take the units up to.  Then,  the rent you need to get for it to make it a good deal.

In our units in South East Florida  parking and location yes,  patio not a deal breaker.

how do you analyze the deal, the T12 the P&L keep looking here on the site there are great advices

how is your GC general construction guy  need to Know the repairs value

and Property management is another part of the puzzle  bad , management no deal can survive
