Competitive markets usually have a lot of cash buyers. Very competitive markets have cash buyers putting full price offers on properties. You can't compete with a full price cash offer if you are doing an FHA loan.

My advice would be to look for off market deals. Invest some money in a mailing campaign, do some driving for dollars, and network as much as you can!

Are you just looking into Madison and Mboro? There are a lot of very nice surrounding areas that are really nice including Hendersonville, Goodletsville, Greenbrier and Dickson. 

Maybe take those areas into consideration as well! I must say I really do like Mboro. You can get a lot of house out there for 160k!

@Devan Mcclish I do have a question regarding the owner financing. Do you have a lawyer write up the agreement or does the title company handle all of the paper work to set the owner up as the "lender"? And also, how do you then pay the owner each month?

I enjoy reading these detailed breakdowns of deals. I remember when we met you had said to always look into owner financing possibilities, and honestly I had never thought of doing that. This post reminded me of that avenue and I really like the idea of giving the seller 2 options instead of just a yes/no option.

Thank you for sharing. My parents are in a similar situation. Slightly older than you are, but they are approaching retirement and the only thing they have is a large pile of cash depreciating in a bank account. I think I'm going to share your story to see if I can inspire them to do the same.

It is my opinion to always go with investing in real estate. 

This is a very debated topic and everyone has their opinion. It also largely depends on the individual and their personality as well as their beliefs.
