The good thing about Clarksville is there are a ton of options to purchase directly from the MLS. Property values are also a lot less than they are in Nashville.

Don't forget there's also APSU so tons of college renters.

I know of foreclosure.com. never used it so cant really comment. I've always done it the very "manual" way like you have and yes, it's very labor intensive and time consuming.

I was not able to through my last lender. Had to put the property in my name. The lender made me sign a separate form saying that I will never put the property into an LLC as long as I have a loan with them. My insurance costs would have also been higher.

That might just be the lender I was working with. I did speak with a portfolio lender who said I could put the property into my LLC with no issues.

Nashville is just a tough market. 340k is a ton for a duplex, but it looks like that's what a lot of duplexes are going for these days. If you're looking to house hack, I would look to get a single family for 200-250k and rent the upstairs or just one room. If that's something you're interested in. I wouldn't do the duplex personally. It's just too much $ and doesn't come close to the 1% rule.

Thanks for the response, Gino. Exactly what I was thinking-I would hate to mow a yard that has an obstacle course in the way of my lawnmower.

Did some driving for dollars and came across the house below. It looks a lot worse than the picture below. This is probably an older picture from google street view. 

Please bear with me, I'm a newer investor and wanted some advice on this power line in the front yard. That is obviously something that can't be moved with a renovation. 

My question is: How much of a turn off is this pole/wires in the front yard? To me personally; it bothers me a lot, but maybe to renters it wouldn't be a big deal?

I'm an accountant by day, RE investor at night. I have quite a bit of experience in Taxes, mostly individual, but some business and RE as well. 

With 5 properties, how is it that you ended up with a 65 page return? That just seems like a lot. 

I would look into getting a CPA that specializes in taxes and tax planning. In some cases they can save you thousands and it's well worth money, other times filing a more simple return won't be worth the money.
