Actual Nashville is very expensive. I've looked at getting something small like a duplex or quad but it's just out of my price range. Further out from Nashville is more affordable.

Very nice rehab. Were there any structural/behind the walls issues or was it mostly cosmetic? Did you do the work yourself?

A little tougher to find anything in Nashville and the surrounding suburbs. Not impossible, but difficult. 

The cities a little further out have a lot of opportunity. Murfreesboro, spring hill, Thompsons station, Dickson, etc.

I've been in stocks for a long time and started in Real estate just last year.

I beat market returns in my stock portfolio, but I much rather prefer real estate. I will always recommend real estate over stocks no matter how much or how little money you have. 

You can do all the planning and preparation in the world but you are still at the mercy of Mr. Market when investing in stocks.

Real estate has so much more control as well as leverage. 

Real estate all day.

The HBRs don't get rented. Once they are built they sell them. I spoke with one of the main developers yesterday and he said he sells 100% of his builds.

If the property is in the 720-800 range there is little chance it's going to cash flow.

Curios if I should send my tenants a gift for Christmas. Just something small along with a letter thanking them for paying on time. The last time I was a tenant my landlord gave me a $25 gift card. (He was also my roommate) My only concern is that this thought goes through their mind "oh he is so nice, maybe we could pay a few days late next month and it won't be a problem" Have any of you done this sort of thing before? Yay or nay? And why?

My primary residence-My agent gave me a Lowes gift card (Can't go wrong)

First RE investment-My agent offered to have professional pics taken for the rental listing.
