I'm curious where is this happening? I've been on farms before and I can tell you cows are friendly creatures but they are very big and heavy. They can unintentionally hurt someone really bad if they get scared and start running. 

Can you not just get a gate with a hinge that self closes?

I wouldn't say it's difficult necessarily. 

You might have to go through a few lenders. 

I had a friend finance a renovation a few years ago and he had to ask 22 lenders. The first 21 said they wouldn't finance it

I've done a fire renovation before

Your best bet is going to be to get someone that specializes in those sorts of renovations

Fire, flood, etc

The renovation is not going to be cheap. These companies do most of their work with insurance claims so their cost is going to be high. Make sure they know up front it's not an insurance claim so they don't try and add a premium to the renovation price. 

Make sure your insurance company will insure the property. You will probably need a builders policy during the renovation and then a long term policy once done. 

In this case, I think a short term private money lender is your best bet.

I don't give this much thought. 

I've never heard someone say they liked/didn't like a house because it did or didn't have ceiling fans.

If you're on the fence, just use the LED lights that you want.

From there network with as many people as possible and just tell them what you're looking for - a mentor.

Figure out a way that you can add value to their transactions.

Renting might feel like the opposite of what you're trying to accomplish but it's really not the end of the world. 

Some people have to rent and in many situations it makes a lot of sense.

Right now the average rent is less than the average mortgage payment! 

If I were you, still being in school....I would just rent for a while at as low of a price as possible. Save as much money as you can, learn as much as you can. When you get steady income, become bankable then get yourself a house hack and live for free.

This is very common actually. 

In my experience, one way to protect yourself is to see if you can hold funds in escrow after closing until all work is completed to your satisfaction. 

I think that buying a new home, it should be perfect and you shouldn't settle for anything less.

I develop homes myself and sometimes I feel like the buyers are being unreasonable by asking for the smallest things, but I remind myself that they are committing a massive amount of funds to this home, it's brand new and it should be perfect for them.

I have had a difficult time getting through to the actual "listing agent" that's listed on the listing. In fact, never been able to talk to them. 

I've had issues accessing homes several times as lock box codes were not correct. 

I once had a couple buying a house that brought their entire extended family to look at houses with them and I couldn't get the house open due to incorrect access instructions. 

Other than that, it's mostly straight forward. They take a bit longer to respond to offers than an individual would.

Other than that, I have had my own policy before via RISC

I don't know if they are "worth" it because I've never had a claim before. The policy was relatively cheap in my opinion.

I don't think it matters all that much with which one you go through, the on the job knowledge is far more important. 

It's much more of a decision to pick the right broker than it is the right pre licensing course.

Also, if you want to do in person courses go check those out offered in your area.
