It very much does. 

Take every "study" with a grain of salt and ask who wrote it and what outcomes they want to see.

Why rent a house as an LTR when you can make much more doing an STR?

STR bans are not hurting renters, homebuyers, yes to the local economy to some very small extent.

It's not too late to start, but doesn't mean that you should.

Real estate is not all butterflies and rainbows. I'm replacing 2 HVAC units this week at a cost of over 7k each. 

If you're already in stocks and happy with your portfolio allocation I wouldn't sell and start a new investing vehicle. I just don't think it's worth it, but that's my opinion.

I've never needed anything beyond excel. 

I have tried some software and always thought it made things more complicated. 

If you're looking for something basic then quick books is a good option. 

My recommendation would be to set up an excel spreadsheet and just use that. It's fast, easy, doesn't cost anything, and is accurate.

Very limited info, so can't be all that much help here. 

Every person on this forum is going to have a different idea on what makes a "good deal"

Personally, for rentals, I look to gain as much equity right off the bat as possible and have little to no money in the deal. That's my number one priority. 

For flips, I have a minimum profit potential of $40k 

For new construction, I look for ease of the build. Lots with little challenges basically.
