1. We all do it just jump in :) it’s not easy or passive but can be fun. 

2. Most will come finished in your market. That said it’s a used couch. 

3. You don’t keep the reviews and you don’t want the bookings better to start from scratch. 

4. A good vacation market will not make sense as a long term. I’d forget about this part. 

5. Saturated is a buzz word. Orlando has always had a ton of rentals. You just have to be better than the rest. 450k will probably be a bit out of reach for a large home.

LLC would need to be a management company that manages dozes of houses or more. Then you're selling the company.

The house is worth what it appraises for based on residential comps. 

If a single family home rents for 1 million dollars per year it’s worth the same as the one that rents for 5 dollars per year. 

Commercial real estate this is a different story. In other words if your property had 5 or more front doors it would be worth what it rents for. But you’d need to have leases for that to be the case. Unless it’s a hotel but that’s a whole other conversation.

Bad guests come in waves for me. I'll have a string of them, sometimes seems to never end, and then I'll get great ones for a long time. ebb and flow. I wish you better luck on the next several check-ins!

I give everyone the address when they book. It's on the main page of my touchstay. I don't give door codes in guide book. I say "door code will be last 4 of your phone number" their codes only work during the times they rented the home so no worries there. up to you how you want to handle it! abb and vrbo give them the address anyway.
