@Ree Rolle I used to be like that s lot with strangers and I still kind of am. To break out of the shell I’ve got a few recommendations. Start by have a little of your favorite adult drink. But don’t rely on it and don’t drink too much. It will calm the nerves.

Try some multi level marketing schemes to increase social skills. Like any skill it’s just like working out: to build muscle you need reputations and practice. I recommend go pro which is a pretty good book about sales and networking. (Not paid advertising)

Last, this may sound and actually be crazy, but there is a podcast (listen to a lot of podcasts read books and watch a lot of YouTube videos to help you). Force yourself to get out there. But as I digress; there’s a podcast called how to talk to girls by Tripp Cramer. (Not paid advertising) There’s a few very good episodes regarding social skills. Listen to those.

Practice practice practice and smile!

Once you get the hang of it you’ll be fine I promise! Take notes in everything you learn, and review often! Good luck and let me know how everything goes!

@Erik W. congrats.  im not a dave ramsey fan and know little about him.  I know that his ideology is opposite of kiyosaki which i am a fan follower and student of!  Youtube kiyosaki and debt and you should get an idea of what his and my beliefs are.  There is such thing as a good debt.  Even the big banks and big companies have debt.  They borrow at % and invest and make y% where y%-x% is a healthy profit of z%.  That is how we use $ efficiently AND effectively.  With plenty of cash flow to keep you afloat to, you will be financially free; good management companies will take out the headaches for you.  Even thought we may not agree on ideologies our end goal is the same.  Good luck.

Goal: 83,333.33 per month

Need: 10,000 per month to be free

Current: Paper assets, plenty of silver, some auto-cards to flip, condo free and clear.

Action: Hunting for a multi now to meet the 90 day challenge.

@Nicolas Conca hey I would recommend watching the replay of the webinar from last night 90 day goal.  You can hunt for properties, several if play your cards right.  Or, if you know stocks, park it there and actively manage the bleep out of it (inverse funds!) while you keep looking for the next deal.  Good luck!

@Michael Noto what he said is right.  On some lease forms make a copy of an eval sheet when the tenant walks the property to have the items listed and fixed before they move in or when you get the property.  Rent or other prices can be negotiated upon review of the evaluation sheet.  In addition, some clauses in the lease say tenant is responsible for xyz, and if it falls under said clause it is the tenants responsibility.

I would have signed an agreement and know the terms before any money leaves the bank account.  Screen the tenant using BP or other real estate podcast tips and advice.  Get a solid lease, I do like the one BP provided with the Pro Membership (not advertising).  Usually can have a personal relationship with a handy man, and have the calls go directly to him.  Just starting out with rentals I am not sure if a Property Manager is necessarily needed (unless living far away).  What are some of the service calls about?  I would just have the tenant make a list for you.  Do your best to fix it.  A happy tenant is the way to go.  Good luck and I hope this helps.

Buy a cash flowing deal at a reasonable price (profits made in the buy). Always tell yourself wealth isn't built in a day.  Hold long term, suck out the cash flow, build equity, and then 1031 up. Rinse and repeat.  Take action!  If you are still hesitant and scared, I would recommend doing some multi level marketing (backed by Kiyosaki and Trump) to be able to sell things, and have the courage to do so.  More often you push your limits and do things you aren't comfortable with, the greater your odds of taking action.  Greatest skill to have per Robert Kiyosaki is the skill of selling.  Good luck, take action, and do your hw/due diligence.
