Hi @Jose Gonzalez , I am seeing a lot of books that are awesome, and please remember to read the books that will help you in taking action also, not just the skills book.

Those will be:

"Think and Grow Rich" by Napoleon Hill, the 2nd most published book after the Bible.

Also "The strangest secret in the World" by Earl Nightingale, which is in a book format and recording. The recording is the one nonentertainment recording to have won a Golden Glob.

@Jennifer C. , what a wonderful problem to have. :) What if you can keep your beautifully growing asset and amazing cash flowing property and just get a line of credit to use for investing or to pay off the Denver property?

Also, as Plan B, in case you can't AIRBNB the property any longer at one point in the future, if you have to rent it to market rent, will the rent cover the total expenses of the property?

Regarding earning extra income, with your love for real estate, empathy and multitasking skills earned as a mom, I believe your best bet will be to get your real estate license.

@Luke Shaw , depending on where you live, you might want to go in person to Century 21 SGR - South Loop location.  They have one-month classes that are two evenings a week and Saturdays and not all classes are mandatory. If you are interested you can PM me.

@Eli Sunderland and @Chaz Black , I am getting white quartz installed for $40/sqft. You just have to know what to ask for! If you do chose granite, make sure the colors are dark.

@Matt Lowery , the rental prices depend on a lot of things primarily condition of the property, zip code, and your credit score. IF you want to lower it, raising your deductible is the easiest way. Just make sure you are comfortable with that number. 

Also, make sure you let the insurance agent know of any improvements to the property, as the rates will drop when you have a new roof, new appliances, plumbing, electric, etc.

@Dave Cieslicki , Everything close to Downtown Chicago and North Side around the train lines is heaven to invest. Pricing grows at a much faster rate than the rest of the city and/or the suburbs.

Focus on buying where the money is! While Chicago does not have the highest rate of in-state moving, it is the number one area at high-income movers!

@Lior Reich , you find a permanent location ( a restaurant, a coffee, an organization that has a large meeting room that you can rent for free), you choose a specific day and time per month (ex: Second Tuesday of every month) and choose a time that will work for everyone, so probably after work.

When you got this in place, find some speakers in the industry that will be willing to talk for free: other successful investors, lenders, real estate brokers, etc, create a flyer and then start marketing your event on BP, in your area, on Meetup.com, craigslist, wherever you think you can reach the people willing to invest.
