As a hard money broker, I have access to investors selling properties. This is a HUGE Chicago Bungalow with 4 bds, 2 baths and 1600+ sq ft on the first floor. There is an unfinished second floor attic space that can be easily updated to add at least 1400 sq ft, a bedroom-bathroom suite. Houses with 4bd, 2+bth in this location sale for over $450,000.

My associate is selling a small group of NPN's for across the state of New York. They are all Single Family Residences.

- Non-Performing loans are on sale for about 60% of value, depending upon location and condition.

- Each can be cherrypicked

@Jay Hinrichs. I forgot about this post. A couple of years ago, one of my private lenders had a specific niche that he wanted to pursue heavily. I agreed with you, with regards to risk. He was relatively successful, but eventually agreed that risk was too great. Moreover, capital opened up and the increase of HML's that offered both purchase and rehab funding with competitive rates forced him to adjust his business model.
