@Mike Hansen

How's the flipping activity in Naperville (area) right now?

It's out of my area that I'm looking at so just curious....

Good info...wondering if there are any new opinions...

I'm getting quite active with offers for me personally trying to acquire (not clients) and I need to go paperless. I spend too much time printing and scanning

As it's just my signature and the doc won't need to be passed around what's the best suggestion app wise to use on an iPad that I can submit RE contracts and sign off on disclosures? I was thinking a PDF editor might work for me

@Paul Zofsak

Cost of doing business. Forget about it and be glad they exited without causing any damage

I agree with @Rick H. Get tougher

The more you jump the more some will take advantage. I personally let my tenants calls go to VM and I won't return texts for an hour or two. "Furnace goes out...nothing I can do...repair guy will be there in a day or 2. Leaking pipe....put a bucket under it, we will get to it when we get to it. "

I don't see how you would be sued but you do need to fix the water issue long term coming in the basement.

Don't get emotional. They are not your friends they are your cash flow

Best of luck

yeah it happens everywhere. Some people just don't get it

If it's a rental I could care less. My personal house id be annoyed.

If there is no parking rules not much you can do besides buying the guy a six pack of Beer and befriend him then ask him to move his car....

I'm struggling with MLS offers here in Chicago as well recently. It all depends on the area and inventory. I like some of the comments here though. It's a numbers game...get as many offers out there and expand your inputs through wholesale etc

I personally like estate sales listed on the MLS. Outdated and usually priced too high
