Hey, @Sam Deb, we'd be happy to assist and discuss things with you as well. A business partner and I just purchased a single-family home in Independence last week! We used some of our own funds along with some private financing for the acquisition... Our plan is the utilitze the BRRRR strategy and keep it as a lease option or owner finance deal on the back end, instead of a straight rental. We've seen some nice sales activity lately in certain parts of Independence. Location is so key... Hey @Yu Chen, I think it'll cause a lot of issues if the bill gets passed but at the same time it will create a lot opportunities.  Especially for those who are willing to fight it, think outside of the box and do things a bit more creatively.  I had a good conversation with a mentor a few days ago about this and he wasn't the least bit concerned or afraid.  He's been investing in the Kansas City market for the last 29 years and informed me of how things used to be...  Back in the day there was no credit check or background check that you could click a button on the internet to submit and get a potential tenant's information.  I believe it forced him and his fellow investor-colleagues to get more pro active, to do things a bit differently, to move quicker when evicting or doing maintenance/repairs and to do more creative financing types of deals.  It'll do the same thing and more here in the present day as well.  :)

Hey @Rick Novotny, you're going to have to dig deep, get plugged in and stay plugged in to find what you want here.  It may sound funny but I believe there very well is what might considered a secret off-market community...  The great deals are going quick and when I come across one I can typically send a group email or text and get it sold.

  Facebook has been super lit lately as well...  Are you plugged in to some of the local real estate investing groups there?  Check it out...  You might have to ask around a bunch, over and over again, and get on the horn and reach out to several of the agents & wholesalers here.  Get their attention and let them know you're ready to paly...  Eventually you'll connect on something good.  :)

In general, Hyde Park, Troost Highlands, Pendleton Heights, Beacon Hill, Kenwood, Vanderbilt, Sunny Slope and Beacon Hill are some of the good subdivisions. There are some other good pockets... Once you come across a potential deal let us know and we can help you dig deeper.

Check out some of the previous posts here on the forum referencing Kansas City.  KC, in the areas that you mentioned, can be very spotty so do your homework and for sure ask around outside of BP as well.  Get on the horn with some professionals here.  I'd be happy to talk shop with you as well.
