Consider the seller is selling their property "subject to" and they are 12K behind on the mortgage payments. I want to buy it. I have no money to reinstate the loan. It is in foreclosure. My exit strategy is to use seller financing to a potential buyer. Are there any strategies to handle pass due mortgage payments?

The vast majority of subject-to deals the PITI is higher than the rent. if this is the case how can anyone ever profit from these deals? if you setup a rent-to-own for a buyer then they are going to buy the property then you'll lose the house. how can you win long term with these deals?

This guy converted a pre-foreclosure owner into a paying tenant. How would the numbers work on this? From my experience the mortgage is usually higher than rent. If you subtract Repairs, vacancies, property management there is not going to be much left. May even go into negative cash flow. Would you guys know how to make "subject to" deals into rentals. I just dont see how this would work.

Is it possible to rent to own a house that is in bad condition cosmetically. There are no major issues but kitchen really needs update and needs carpet.
