I am new to the buy and hold strategy. I am interested in knowing how you found your most recent rental deal. After listening to a podcast about how Ashley Hamilton got started I am fired up and ready to get started. I found it very interesting that she found some of her properties at tax lien auctions. After doing research in my area I found that auctions has risk because creditors and IRS liens take precedence. So I am probably not gonna go that route in my market.
it sounds like you guys are professionals at this. Would you guys know of another property on Zillow that is staged right? I'd like to see how it is done right.

I found a property for 45K that already has paying tenants. The property has been on the market for over 18 months. There are no pics of the inside of the house only outside. The outside pics look good. I have done the numbers and I'll be getting at least a 12% ROI on this property. So it will cash flow.
This seems too good to be true. I don't understand why the owner would be selling something like this unless there is something wrong with the property or tenants. What do you guys think?

I am a new investor looking to invest between 25k and 80k. I currently live in Dallas but open anywhere in USA. I see that it is difficult to find good deals nowadays. Where do you guys think are good cities to invest?
